Understanding the Homebuilding Process: A Step-by-Step Guide

Building a new construction home is an exciting journey that transforms your life for the better. While the process can seem complex, understanding the steps involved and the typical timeline can make it more manageable. Ernest Homes is happy to be your guide and walk you through the major steps of the homebuilding process, from initial planning to the final walkthrough.

1. Pre-Construction Phase (1-3 Months)

Budgeting and Financing: Secure financing for your project. This includes getting pre-approved for a mortgage and setting a budget. If you need help finding a lender, we can recommend one to assist you.

Permits and Approvals: Obtain necessary permits from local authorities. This process can take several weeks to a few months, depending on the location and the complexity of your project.

Homesite & Design Selections: Ernest Homes has a beautiful collection of plans and communities to choose from. You’ll work with dedicated team members to finalize your choices and sign your purchase agreement.

Pre-Construction Meeting: You will review all plans and selections with your Project Manager and New Home Consultant while discussing build progress and expectations.

2. Construction Phase (6-12 Months)

Site Preparation and Foundation: First, the site is cleared and the land is prepared for construction. Depending on the type of foundation (slab, crawl space, or basement), this step involves pouring concrete and allowing it to cure.

Framing: The skeleton of the house is built, including walls, floors, and roof structures. Once the framing is complete, windows and doors are installed. The roof and exterior walls are installed, completing the exterior of your home.

Plumbing, Electrical, and HVAC: Rough-ins for plumbing, electrical wiring, and heating, ventilation, and air conditioning systems are installed.

Insulation and Drywall: Insulation is added to walls, and drywall is hung and finished.

Interior Finishes: This includes installing flooring, cabinets, countertops, and painting walls. Trim work and other finishing touches are also completed during this phase.

3. Final Phase (1-2 Months)

Final Inspections: Before your new home orientation, we conduct multiple checkpoints and perform quality control tasks and inspections to ensure your new home is as perfect as possible. We’ll identify any issues that need to be addressed before closing.

New Home Orientation: Your new home is personalized and complete! Next, we’ll show you how to use all the features of your home and discuss maintenance and our warranty program.

Closing and Move-In: Yay! It’s time to close and move into your new Ernest home. We’ll hand over the keys and let you start enjoying it.
